CMA Determines Home’s Value

A comparative market analysis (CMA) is the most accurate way for a real estate agent to determine the market value of a home. It has some of the same characteristics as an appraisal but a different purpose. A home appraiser usually works for the mortgage lender. The appraiser’s job is to conservatively determine the value of a home to assure the lender that they will recoup most or all their investment if the buyer defaults on the mortgage. A real estate agent works for a home seller. It is the agent’s job to determine the highest possible price they can get in the current market when they sell the home. Selecting Comps
2. The homes should be in the same neighborhood or as close as possible. Prices can vary widely by neighborhood. 3.
